Managing your property

Obtaining the most suitable tenant and receiving the highest return on your property are the key factors in a successful rental arrangement. Regularly reviewing the rental income potential of your property to ensure you are receiving the most beneficial arrangement is just one of the many services provided. Rental reviews are performed every six months and investigate the value of your property, the value of the other properties in the area, and compare rental rates to ensure long term financial benefit.

Inspections

To ensure your property is being maintained by the tenants, property inspections are conducted (*) times a year. These inspections note the condition of the house, ensure tenants are abiding by the rental agreement, and also note any future maintenance the property may require to assist you in budgeting. You will receive a copy of the report shortly after the inspection.

Repairs

Repairs and maintenance should be undertaken to ensure the longevity of the investment. It is also a legal requirement of the Residential Tenancies Authority that the property is of a liveable standard for the tenants. Any maintenance or repairs that need to be conducted are generally brought to the attention of the agent by the tenant, or flagged during an inspection. As the landlord, you have the choice of tradesperson you would like to make such repairs, or you can choose from the SMART Real Estate list of preferred tradespeople.
